Hi.

Welcome to the MASH where we gossip about current real estate listings.

Enjoy!

RELIST - 298 Berkeley Street - MOSS PARK (UPDATE)

RELIST - 298 Berkeley Street - MOSS PARK (UPDATE)

 I am confused.

This 3 bedroom, 2 bathroom detached house on a 25.25 x 122 lot house was listed in April for $1,195,000.

I thought it was worth the price tag but clearly others didn't.

It didn't sell right away but sold after a few weeks for $1,050,000.

It is listed again only 4 months later for $1,069,000.

And it wasn't a fixer-upper flip!

The only thing that I can see that is different is the fireplace marble which looked better in black anyhow.  The paint hasn't changed in any of the rooms.  At first glance, I thought the dirty carpet had been replaced but I am pretty sure it hasn't.  The light fixtures are the same.  Even the curtains are the same but for some reason they are tied in knots(?)!

So what is going on?

Is it the house?  Did the owners have a sudden job change?  Do the current owners feel it was worth $1.2 and think they can get that now?

There is going to be a big loss here if it doesn't sell for $1.2.

I don't get it!

UPDATE:  As Cathie suggested below in the comments, maybe what happened to the May buyer was...

1) They realized they couldn't afford it

2) marriage/relationship broke up

3) lost their job

And they walked away from the house.  That seems the most likely.

(thanks Paul for sending this in!)
