136 Howland Avenue - ANNEX
This is a 5+2 bedroom, 4 bathroom semi south of Dupont on a 25 x 120 foot lot.
I think it has had a recent reno but I don't think they made use of the space like they could have. What is that little nook with the 3 black chairs? It reminds me of the little breakfast nook of the house at 46 Alberta in Wychwood (or Regal Heights).
That house was listed at $829,000 and sold for $950,000.
This house doesn't have a worn out carpet between a beat up leather chair where the owner sat for hours trying to pick out their outfit for the day but I like the Augusta house more.
The second floor layout doesn't really make sense either as there opening from the second floor down to that strange area with the 2 chairs. And the bedrooms are either huge or tiny.
There is curvy stuff happening on the counter and the ceiling in the kitchen and I can't figure out if that kitchen is new or old. What is that room with all the pillows? Is that the front hall closet? I don't see one on the floor plan.
This house also reminds me a bit of the house around the corner at 5 Wells Street with the Sarah Richardson designed nursery. That house made better use of the layout though I still didn't love it. It also only had 3 bedrooms even though it could easily be switched back to 5 with better sized bedrooms. That house was listed at $1,249,000. It sold for $1,550,000.
Unlike the Wells Street house, this house has no parking and with 5 bedrooms, it is assumed this is supposed to be a family house. That will be an issue.
The basement is a plus though as it is set up as a separate apartment with its own entrance through the utility room.
Basically, this house has everything but it has a strange kitchen and a really strange layout. And no parking.
This house is listed at $1,190,000.
It might go up to $1,225,000 because it is a good sized house in a good area but I think it is just a little bit off. And that parking thing...
This will be an interesting one to watch.
