14 Wolseley Street - ALEXANDRA PARK
A reader sent in this listing and I thought it was an interesting comparison to the shop conversion duplex at 726 Gerrard Street East in Riverdale that I posted the other day.
This place is by far better but I am not sure about the area. It's on the other side of Bathurst from Trinity- Bellwoods though the listing says that is the neighbourhood, not Alexandra Park.
The Riverdale place was listed at $799,000 and this place is listed at $959,000.
Unlike the Riverdale duplex, these 2 apartments have very different styles. The first floor is a typical simple reno and the upstairs is more of a loft feel. It's kind of what the house at 24 Henderson Avenue in Little Italy was going for but this place does it better, by far!
I really like the style of the second floor and feel like that place has seen its fair share of parties. Maybe it is just the liquor cabinet and drop down move screen on the roof top patio not to mention those patio lights....

Though I do love the second floor and the first floor makes for a great rental, I am not sure there are a lot of buyers out there for this neighbourhood. It's my first Alexandra Park post and I don't have a lot of comparables. But I do think it is a good piece of property and I can't imagine it selling for much less.
It's not the best part of Queen but it is around the corner from what used to be the Big Bop and is now the CB2 Toronto location.
Anyone know if this place is still around?
That is the make or breaker! Who could resist the Oak Leaf Steam Bath!?!
I think it will sell in the next week or so for $919,000, maybe $899,000 if it stays on the market for much longer.
