32 Lindsey Avenue - DUFFERIN GROVE

I really like this house.  It has a really good feel to it, it's bright, it isn't huge but it is a good size.  And it has a good location.  Steps to Dufferin Grove Park, transit, The Common....

It doesn't have parking but it is great for a couple or a small family.

This house is 3+1 bedrooms, 2 bathrooms on a 14.25 x 71 foot lot.  It doesn't have a huge backyard but it is big enough for entertaining which is all you want as a couple (but it needs a little cleaning up).

Though it isn't my favourite, the kitchen is big and thanks to those skylights, really bright.  The space kind of reminds me of the Trinity-Bellwoods house at 25 Bellwoods Avenue that was featured in Canadian House and Home in the September 2009 issue and it sold for $787,000 last February.  This is the living room of that house....

If you don't want an eat-in area in your kitchen, you could always set it up like this.  There is plenty of room.

The big bedroom on the second floor is currently the master with the third floor as a family room.  Both are big enough for a king sized bed.

The photos don't show all the bedrooms but the kid's bedroom that is shown is a good size. 

The basement has a separate unit set up with a full kitchen and separate entrance for a rental or nanny space.

Other than parking, this house has everything.

It is listed at $689,000.

Like the Bellwoods house, I wouldn't be surprised if this sold way over asking.

I'm thinking $759,000!
