Clearly, a lot of work has been done on this house and I REALLY like it.

It actually reminds me a bit of the house at 221 Cortleigh that still hasn't sold.  The style is quite similar.  Both have excellent kitchens and each have a breakfast area and family room.  The family room of this house is a lot bigger though and I LOVE the windows and doors.  Is it me though, are part of the windows silver and other parts wrought iron?  What is that about?

Both houses also have words inlaid in the tile in the washrooms.  The Cortleigh house has 'Clean as a Whistle' in the wall in the basement shower.   This house has has 'Girls' and 'Boys' inlaid on the floor in front of the 2 sinks on second floor bathroom.

For some reason, I am not really a fan of oven vents (no idea why) but I love this one.  I like that it is part of the wall and subtle.

This 6,400 square foot house has 5+1 bedrooms, 6 bathrooms and sits on a 50 x 154.45 foot lot.  There is a big extension out the back, a great pool, two large decks (but why doesn't the main floor have steps down the the yard?), no garage but there are 2 parking spots, radiant heat, a gym...

Just look at this video and you will see how happy the inhabitants are...

But this place has everything...

Except a good price.

This house is listed at $3,849,000.

That is a LOT of money.

Cortleigh is listed at $2,375,000.  Is this house really worth $1,474,000 more!?!  Not sure.

And is it worth $599,000 more than the Rosedale house at 46 Nanton?  Nanton doesn't have as nice of a backyard, or updated bathrooms, but it does have a 3 car garage and just as much space.

I REALLY like this house but I think it is overpriced.  Before the renos and the addition, it was listed in February 2008 for $1,795,000.  There is no way they put $2,000,000 into this.  Probably a good $1,000,000 though.

I think this will sell for closer to $3.4.

(I say go with the yellow on that mudroom door!  Or maybe orange like the chairs in the family room!)
