78 Madison Avenue - ANNEX
Yesterday, I posted a 4 bedroom, 7 bathroom flipped house at 82 Madison Avenue. A reader (thanks S!) had sent it to me last week but since it was priced at $4,300,000, I didn't think it would sell right away and waited to post it.
Well, right after I posted it yesterday saying it was over priced and saying it was more of a $3.79 house mostly because of that back sitting room, another reader emailed to tell me the price had just dropped to $3,950,000. (The more I think of it the more I feel like it is still overpriced at my original price of $3.79 but that's what I initially said so that's what I am sticking with it.)
Then I was informed of another house that was listed for sale just yesterday! It is located 2 doors down and is 4+1 bedroom, 5 bathrooms on the same lot dimensions of 33.33 x 127 feet. It is also a flip and is priced at $3,795,000.
First thing that came to my mind when I found this out was this... (warning: this video is not for everyone, actually, it's really stupid but it's Friday, so if you don't want to press play, you get the idea just from the image below. But it is a good description of what is going to happen with these 2 houses if one of them doesn't sell fast)
82 Madison is Manu Chao Radio Bemba Sound System and 72 Madison is Hard Rock Cafe Edinburgh, or is it the other way around? I can't decide!
Either way, this house is the clear sword fight winner.
They kept the original detailing (or at least what looks like original) which is what sets 10 Hawthorn apart (even though that house is ridiculously overpriced). The herringbone floors are amazing. The kitchen has heated floors even though they broke up the floor between wood and tile. That drives me crazy especially because the kitchen cabinets are on both walls and the island is on part of the wood. They should have done all wood or all tile in that room but I might be alone in that.
There is a 9 foot fence around the backyard. Is that legal? I thought it was 8 feet max in the city...
The person who worked on this house had the sense to make a family room at the back instead of a useless sitting room that looks into the neighbour's wall...and you can see the backyard.
Plus, all the flatscreens and all the lights except for the light in the family room are included!
Both houses are overpriced but this house is selling first.
