PRICE DROP - 82 Madison Avenue - ANNEX
Well, that was interesting timing....
I literally just posted this house and a reader (thanks!) sent in an email letting me know that the price had just been lowered!!
Sure, it has been on the market for over a week but houses that are listed at $4.3 million usually don't get price drops. At least not 11 days after listing!!!!
In my post, I said that this was a very unique style for a flip and that for the amount of money that they were asking, that back room on the first floor just didn't cut it.
I thought the house was more of a $3.79 house (and I think I was being generous).
It is now listed at $3,950,000.
So, this builder was trying to make a easy $350,000, realized it wasn't going to happen and dropped fast.
They want out.
I am going to stick with my first call of $3.79 but feeling that might be a little high now.
But it is possible to make this a 5 bedroom out of that family room with a simple wall on the third floor. That might make a higher price make more sense for a family! Do you really need a third floor family room or gym when you have one already in the basement and off the kitchen.....oh wait...
