PRICE DROP - 70 Glenwood Avenue - HIGH PARK
Looks like the Cornish Flippers aren't having as much luck in High Park as they did in Moore Park and Casa Loma.
This house was listed over a month ago and was the Toronto Life House of the Week. I recognized it right away because the style of the flip and the furniture in this house are basically the exact same as the house at 22 Cornish Avenue and 70 Hilton Avenue.
Those houses sold for $1,410,000 and $1,605,000 respectively.
Based on those sales, I thought this house would sell fast and for over asking.
This house was listed less than those houses at $1,389,000.
As of last week, it is now listed at $1,349,000.
From the comments on my initial post, it seems as though the kitchen is an issue for several readers.
And the reader who sent in this price drop (thank you Guy Smiley) claims that the drive is not private but is right of way and that the fence that has been built is on the neighbour's property. Not sure if these claims are true but that will be an issue when the new people move in if they are.
So, is this price drop going to help?
The kitchen does have issues but they are minor. It is nowhere CLOSE to the messed up kitchen at 20 Rosemount Avenue in Regal Heights that eventually sold for $1,150,000.
But still, I think the kitchen is one of the big issues here. And that is it only 3 bedrooms (with bad closet doors).
Maybe high $1.2s makes more sense!
It was listed at $725,000 and there is no way they put $650,000 into! Then again, it might have sold over.
Still...high $1.2s.
Or is that still too much for a 3 bedroom with a possibly frustrating kitchen and a potential parking issue?
Perhaps buyers are being a little more picky these days!
