RELIST/PRICE DROP - 14 Douglas Crescent - GOVERNOR'S BRIDGE

This house that sits on a 40 x 165 (though the old listing said 160) lot is clearly a tear down.

It was listed a year ago for $1,600,000 which I thought was crazy!  At the time, there was a house at 85 Douglas Drive in Rosedale that needed a lot of work but could be amazing and it was listed at $1,895,000.  It didn't sell right away and had a price drop to $1,849,000.  I think it eventually sold in the high $1.7s.  Once the work is done though, it could easily be a $2,500,000+ house.

This place clearly needs a whole new build but that seems to be what's happening in that neighbourhood.  The lot is big and it is good place for families but it is a north facing lot.

The new price is $1,549,000.

Considering that the house at 15 Astley sold for $1,939,000, maybe this isn't so off after all...but I still think it is a little high.
