18 Fennings Street - TRINITY-BELLWOODS

This is a flip.  The house was last listed exactly a year ago for $589,000.

Here are the BEFORE pictures....

There has clearly been a huge transformation even though the pictures are a little grainy.

The house was gutted and made into a single family home from what looks like was a rooming house.  It is now a 3 bedroom, 3 bathroom house and it sits on a 24 x 130.83 foot lot with a garage that has heated floors.

The new floors in this house are white oak and I wish they had just left them and oiled them instead of staining them.  They are a little on the yellow side.  I guess the colour looks good with the kitchen cabinets though, at least from what can be seen from these pictures.

I don't love the staircase but I have seen worse.  There is a large family room at the back with big doors leading to the backyard and the basement looks like it might have a separate apartment (there is some sort of kitchen there).

The new price is $1,299,000.

That is more than twice the amount it was listed for a year ago.  Though I am sure they did a lot of work, I am not sure they did $710,000 of work.

Considering that a house around the corner that I prefer at 49 Brookfield sold for $1,265,000 in March,  they aren't far off but this might be a hard sell.

The Brookfield house might have backed onto all the restaurants on Ossington but I like the style soooo much more even if they didn't finish that basement bathroom (I still don't get that).

But that house was also a row house.  This house is only a semi.  And it has front pad parking as well as the garage.

That means that the garage, with it's radiant heat, could be used as a studio....

 or a party room (I refuse to say Man Cave)....

or a gym....

or whatever people do when they convert a garage.  

And there is still a parking spot.

Hmmm.......

I think it is still too high.

I need more pictures but I am going with $1,199,000.

For the house, that is still too high.

But that garage thing......
