Problem is, the house is at the back of the lot so there is absolutely no backyard.
It is 5 bedrooms, 3 bathrooms and sits on a 105.94 x 135 foot lot.
That's bigger than the house at 33 Heather Road that is listed at $3,295,000. But that house could be move right in.
This house hasn't been touched in a LONG time.
And it looks like something from Boardwalk Empire...
Though the house could probably be beautiful if restored, it would cost a LOT of money and there is still no yard.
And with a $2,750,000 price tag, there is no point buying this and restoring it.
I think what would make the most sense would be to buy this and split it into 4 lots with 4 new builds or townhouses. That might cause some problems with a few neigbours but this is a neighbourhood full of new builds. It is the place to do it. I just wonder if it would be difficult to move the houses to the front of the lot so that each house would have a good sized backyard.
At 25 x 135 feet per house, the new builds could sell for at least $1,435,000 like the house at 30 Sharron Drive a few streets over.
The agents clearly get that but it might be priced a little high.
Maybe $2,500,000 would make more sense but if a builder knew what they were doing, was able to build each house for a good price without sparing quality, this could be a big opportunity.
This house won't last long.
