PRICE DROP #2 - 70 Glenwood Avenue - HIGH PARK

The 3+1 bedroom, 3 bathroom flip on a 28.67 x 134.87 foot lot in High Park that was listed in September has had another price drop.

It was first listed at $1,389,000.

Based on the success this flipper had on 2 other projects at 22 Cornish Avenue in Moore Park and 70 Hilton in Casa Loma that sold for $1,410,000 and $1,605,000 respectively, I thought this place would sell for asking if not higher.

Well, this house wasn't a hit in High Park because there was a price drop in October to $1,349,000.

Readers had issues with the kitchen which does have a few problems, another reader claims the drive is right of way and a fence was built on the neighbour's property so when someone new moves it will be a problem, and I don't love the closet doors in the bedrooms.  Plus, this is only a 3 bedroom house.

Considering people weren't falling for the flip in this neighbourhood, I thought high $1.2s made more sense.

As of a week ago, the price is now $1,299,000.

But after looking at that kitchen again.....

This is probably going to sell for even lower, probably mid $1.2s.

The other flips just didn't have kitchens with those problems.
