The first thing I thought of when I saw this listing after a reader sent it to me on Wednesday (thanks CD!) was that it needed a lot of paint.  The peach is just not good.

The second thing I thought of after looking at all the pictures was this...

Because I swear that is E.T. sitting with his back to us on that bed...

The other thing I thought was that $745,000 for a 3 bedroom, 2 bathroom house on a 16 x 110 foot lotwith a carport was a pretty good deal for Summerhill (if you don't mind the sound of the subway, though the house might be far enough that it isn't a problem).  

Sure the kitchen colour isn't the best and the hardware needs to be changed but for a few thousand dollars (maybe a bit more with the family room built ins), those could be painted out.  Plus it has that family room.  Or if the budget is bigger, it could all be redone.

The bedrooms aren't huge but are good for a small family or a couple.  The bathroom needs some work and the windows could be replaced as well.  But otherwise, this is a good house with a great location.

And one of my readers agreed because he bought it last night for asking!

This house sold in 2 days for $745,000.

It's not easy to get in this neighbourhood for that price and sure, he will need to spend a fair amount of money on updates, but they could be small or big depending on the budget and it is still a good deal.  

It's hard to find a 3 bedroom condo is this neighbourhood for the same price.  It may have been delisted but the 3 bedroom condo at #205 25 Scrivener Square that used to apparently belong to Camilla Scott was listed at $949,000 (it was overpriced but will still sell for over $800,000 when it is relisted).  

And there is the house at 15 Ottawa around the corner that was a little more 'done' and the ceilings are about a foot higher but there was no parking and only 2 bedrooms.  It sold for $745,000.

So more than $200,000 less for a house that isn't much smaller and has parking?
