This 3+1 bedroom, 4 bathroom house on a 21.42 x 98 foot lot was originally listed at the end of September at $1,895,000 which really was a bit crazy.

Sure, it is owned and designed by Colleen McGill, owner of McGill Design Group and newly created furniture line Plum Furniture and Design Solutions, but almost $2 million!?!

Obviously, it didn't sell at the price so they dropped it to $1,749,000 at the end of October.

It's not a big house but it is done and the details are amazing.  But even though this house has been done top to bottom by a designer, this price was still too much.  And it doesn't look to me like the kitchen was done.   Other than the black and white, and the breakfast nook at the back that I am pretty sure was added by this designer, I feel like this kitchen isn't new (but it is hard to tell from the photos).  UPDATE 11/26:  I have added more and better pictures of this house below and the house is really great (thanks Lindy).  Don't know how I missed them but the house looks great.  Not big but great and the third floor could become a perfect master suite.  The kitchen, I am still not really certain about the kitchen.

From the looks of it, the third floor loft isn't functional as anything but an office so to create a master suite up there would cost some money.  But if there is a bathroom up there, it wouldn't be that much.

The current master could become a family room and then there are 2 other bedrooms.  Or you could make this a 4 bedroom house.

The basement is done, the backyard is very nice....but there is no parking.

So, again, this house didn't sell and they have dropped the price again...

...to $1,599,000.

Considering that the house literally a few streets away at 26 Tranby in the Annex on a smaller 20.5 x 77.4 foot lot sold for $1,555,000, and it also didn't have any parking, I don't see why this can't sell at this price.  And it was a semi!  This is a detached!

I think this is the right price, if not a little low.  This could sell for $1,625,000.

This is done, and done well, by a designer.  Not sure what's up with that kitchen or what is going on with the bathrooms as there are no pictures, but this house is amazing and with a perfect kitchen and an extra room could easily be $1,700,000 house.

Too bad about the parking.
