41 Palmerston Gardens - SEATON VILLAGE

This is a 3 bedroom, 2 bathroom semi on a south facing 18.17 x 73.42 foot lot.

It is an appealing house both inside and out but unfortunately, there is no parking and it looks like that might be an issue on this street.

Good thing it is located near transit!

It is listed at $839,000.

It was also listed in May 2011 for $749,000 when it was also the Toronto Star House of the Week.  That listing said that the street parking was 'easy' but the street view shows something different.

It has only been a year and a half since the last listing but I am pretty certain these are new owners.  The furniture style is VERY similar but it is all different.  And for some reason they kept the 'cafe latte' paint.

The front door entry way is great especially if you have kids and according to the last agent, there is a built in bicycle shed on the side of the house which would be great for strollers.  Or bikes.

The house itself isn't huge and though the backyard is nice, it is very exposed to the neighbours. 

The second floor bathroom looks like it might not be the newest bathroom but it is in good shape.  The kitchen isn't huge but is nice, very functional and has storage.  There is a basement playroom and there seems to be decent storage through out the house.

All in all, this is a solid house on a very family friendly street.  And it is very family friendly.  Just take a look at the neighbours and their babies chatting on the sidewalk!

 And the park down the street (ignore the graffiti).

 But this house could easily be outgrown by a family.  Perhaps that is the reason for the quick year and a half ownership.

This house isn't quite as big as the house at 632 Clinton Street that was listed in May and sold for $801,000 but it is slightly bigger than the house at 573 Clinton that was listed in October for $740,000.

I would say that this house is somewhere in between which means that it would be more of a $779,000 house.  But it is listed $59,000 more than that.

I did think that 632 Clinton would sell for $869,000 so perhaps that place was just bad timing.

Considering what those houses sold for, I don't think this house should sell for asking, maybe just under.  Something closer to $829,000 TOPS...but it will probably sell for $879,000.

It shows well even if that first floor isn't very big.

PS.  I really, really, really like those kitchen stools.
