661 Dovercourt Road - DUFFERIN GROVE
If this house looks familiar, it is because it is attached to the duplex at 659 Dovercourt that I posted at the end of September. That house was listed at $1,589,000 and I thought it would sell for $1,399,000...$1,450,000 TOPS.
After one price drop at the end of October, it sold for $1,489,000.
This house is also a duplex but unlike its neighbour, it doesn't have any parking.
It is listed at $1,349,000.
The listing says that it has been 'updated' but I don't know if that was a recent thing.
The main floor apartment clearly hasn't been touched. Just look at that kitchen hardware! But the upstairs has what looks like a fairly new kitchen, though it's not the best, and the third floor bathroom looks recent-ish. I really can't stand bathrooms that are open to the bedroom though! At least the toilet has its own room with a door.
What happened to the railing going up to the second floor?
Even though this house is the same size as the house at 659, it feels smaller. Maybe because there is more stuff in it. And the backyard is definitely smaller because the lot is narrower at 22.75 x 100 feet.
I think this house is priced a little high but it is a really good opportunity.
I think this house will sell closer to $1,299,000. It's the parking.
