PRICE DROP #3- 805 Glenleven Crescent - MISSISSAUGA

When the house in my last post at 112 Three Valleys Road in Don Mills was first listed, I mentioned that it reminded me of this house but that I preferred the floors at Three Valleys.  It was only 2 bedrooms and was listed at $1,388,000.  It just sold for $1,258,000.

This house is 3+3 bedroom, 3 bathroom on a 70 x 290.92 foot ravine lot and it has been for sale since July.

It was initially listed at $1,999,900.

I thought it was closer to low $1.8s considering that a similar neighbour that needed a LOT of work had just sold for $1,500,000.

It didn't sell and the price was dropped in August to $1,899,000.  The price was too high and it was dropped again in September to $1,799,000.

Well, just as Three Valleys sells, this house drops its price again.

The new price is $1,729,000.  

Last month, I posted a house at 2228 Shardawn Mews that is a little closer to the Queensway.  It had a similar feel to this house but there was lots about it that was dated.  It sold for $1,450,000 and could easily use $200,000 to modernize it.

I think the price of this house is now where it should be.  If it doesn't sell soon, I just don't know.
