16 Arlington Avenue - WYCHWOOD/HILLCREST
This is a 3+1 bedroom, 4 bathroom house on a 20 x 124.33 foot lot in Wychwood/Hillcrest, depending on what you want to call it.
It was last listed in 2008 for $899,000 though I am not sure what it sold for.
It is now listed at $950,000.
Though I prefer the style of the 2 bedroom (could be 3) house at 110 Benson Avenue around the corner that sold recently for $980,000, that house was only a 2 bedroom, was a semi, had a shorter lot and I am not sure about the parking.
This house has parking for 2 cars and a large backyard that from the looks of it, might need an umbrella or an awning in the summer. There are no trees around it for shade.
The layout on the inside is odd. There isn't really room at the front for a proper sized dining table the way the living room furniture is laid out. And there definitley isn't room at the back where the table is currently located, especially with those french doors that open into the house. I think I would move the living room closer to the kitchen and but the dining room table at the front with a breakfast table at the back or maybe a couple of armchairs for reading the paper in the morning.
I don't love the kitchen (Benson is definitely more my style) but it is a good size, and with the size of that island, probably has a lot of storage.
The bathrooms are all good. The bedrooms are large. What is up with that saddle on the treadmill though?
With the current furniture configuration, it might be a hard sell but after looking at the floor plans, it definitley looks possible to put the dining room table up front. Too bad the front door is in the middle of the house though...
I think this house will sell for just over asking. Maybe around $976,000.
PS. The paint dripped a bit on the front steps....
