34 1/2 Bellwoods Avenue North - TRINITY BELLWOODS

So, I was just starting my write up about this house that was listed 2 days ago and was adding the link to the listing when I went to the listing site and it was no longer there! Does that mean this house has already sold?

It is (or was) listed at $675,000.

Then again, it was listed in October for $689,000 and clearly didn't sell then.

This is a 3 bedroom, 1 bathroom house on a 13.75 x 57.83 foot lot.

Before the renovation, it was last listed in May 2011 for $549,000 until they dropped the price June 2011 for $539,000 and then relisted again in September for back at its original price of $549,000.

Hmm.

It only has 1 bathroom with no parking and it is a row house. But it has been completely renovated by HGTV's Scott McGillivary (is he related to the vet?) of Income Property fame. And he did a really good job.

I think the kitchen is IKEA (which I have no problem with especially in this price range) and it looks good. There is a lot of counter space and storage and the room is bright.

Upstairs, the storage looks like it might be an issue with that wardrobe in the office but the rooms are a good size and though the bathroom isn't huge, it isn't tiny.

The backyard is pretty tiny and the pea gravel makes me crazy but with a little stone, this could be great.

And the basement isn't done.

So, did it sell? And did it sell for asking?

Considering that that house at 18 Givins Street that was a tiny bit larger but with a little more of a lived in feel and a sort of finished basement recently sold for $716,000, I wouldn't be surprised if this place sold....

For $679,000.
