55 Glen Road - ROSEDALE

This is a big house.

It is 6 bedrooms, 7 full and 1 half bathrooms, in 9,500 square feet on a 60.42 x 156 foot lot.

And it has recently been renovated top to bottom.

It was built in 1903 for Oliver Adams (am I an idiot if I admit I have no idea who that is!?!) by architects Chadwick and Beckitt.   (Click here to see more of their work in Toronto.)

As the listing says, "Traditional charm, quality finishes and attention to detail have been incorporated to create a timeless design and a quiet refined elegance. The perfect balance of impressive elegance and comfortable living lends itself to both gracious entertaining and a relaxed family lifestyle."

 And I completely agree.  The did a great job updating this house.

I think almost any style could fit into this house.  Currently, there is a lot of blue and white.  A LOT.  They are really into blue and white china...and blue and white chairs.  But if that isn't your thing, a lot could still work here.

It has the same front hall feel as the house at 10 Hawthorn48 Hawthorn, and 2 Castle Frank Road.

Speaking of 2 Castle Frank, this house is similar but I prefer the furniture at that house.  

That house had 7 bedrooms and 6 bathrooms and it sat on a bigger 74 x 194 foot lot.  

It sold for $6,500,000.

This house is listed at $7,900,000.

This house is probably a little more done and it doesn't have the awful white paint on the front but I am not sure it justifies a price tag that is $1.4 million higher.  It doesn't have the ceiling height,  it doesn't have as much charm, the location isn't as good, it backs onto a brick wall and not a park, there is a noisy bus that goes by all day...but the kitchen is definitely better and it just feels fancier.

Plus that third floor would be pretty amazing if you were a teenager!

This house was last listed in 2008 for $2,695,000 before the price was dropped in 2009 to $2,298,000.

Clearly a LOT of work has gone into this house but was it $5,600,000 worth of work!?!  I don't think so.

Even though they have done a really good job with the reno, I think this house will sit for a while at this price and will ultimately sell in the low to mid $6s....if they find someone who likes the look of the front columns.
