799 Manning Avenue - SEATON VILLAGE (UPDATE #2)
I am not sure what is going on with this house.
It was listed many times over the last few years (*updated to include a price I missed sent in by a reader and another price that I just found, wtf is going on with this place!?!)....

I am not sure if or what it sold for but it is now listed again for $695,000.
That is LESS than it was listed for 2 years ago.

Clearly, this isn't a wide house but it looks good. I don't really love the paint choices and the kitchen is box store-ish but it is fine. Tiny but fine.
The yard isn't huge but is a good size and also fine.
There are 3 bedrooms, 3 bathrooms and it sits on a 20.42 x 66 foot lot.
So, why is it listed for less than it was 2 years ago!?!
Either they want a bidding war like the house at 18 Olive Avenue (but that isn't going to happen) or there is something wrong with it.
Thankfully, the agent included a home inspection report on the listing!
Roof, tuckpointing and front porch repairs will need to be done soon, the water pressure isn't good (that sucks), there is no guarantee that there aren't termites, not sure what the north masonry column is or if it is structural but that needs to be redone, the furnace is old....the estimated cost to fix all this is $10,000- $14,000.
That isn't awful!
So, why the lower price than the listing price 2 years ago?
Are they just asking too much? It isn't huge.
Maybe it should be more of a $599,000 house like the one at 383 Albany Avenue.
*update: my reader also pointed out that each listing and agent had a different view on parking from none, to other, to right of way, to private. Again, WTF.
**Update #2: Thanks again to my reader for finding this Kijiji ad for this house...
The Note on this ad says, 'This is private sell by owner. Agents do not disturb please.'
If you notice the posting date, it is November 21, 2012 and the listing price is $799,000. That is 9 days before this house was listed with the current agent for $695,000 on November 30th.
SERIOUSLY!?! WHAT is going on with this place?
