PRICE DROP # 2 - 444 Russell Hill Road - FOREST HILL

Last week, I posted a price drop for a house that has been listed forever at 2 Montclair Avenue.  But somehow, I missed that this house has had a priced drop!

This house was originally listed in September 2011 for $4,795,00.  

I first posted it in January 2012.

It is 7+1 bedrooms, 6 bathrooms, 6,500 square feet plus a 1,700 square foot coach house and it sits on a 65 x 150 foot lot.

So, why didn't it sell?  Well, it was overpriced.  It is a little dated and could use some work.

They dropped the price in September to $4,495,000 though I though perhaps it should be priced at $3,995,000.

The new price is $3,998,000.  This agent likes her 8's!

Seriously, if the dated house at 92 South Drive that was listed at $3,850,000 was able to sell for $3,600,000, I see no reason why this house couldn't sell at this new price.  

Well, other than the fact that the kitchen should probably be redone, the bathrooms, the front hall, the side yard.....

But it is big and there is that coach house.
