31 Maple Avenue - ROSEDALE (UPDATE)
This is a beautiful house. It is one of many beautiful houses on this street (just take a tour on the Google street map at the bototm) but many of them have been chopped up and made into duplexes.
This house is a single family home with a huge 2,000 square foot coach house in the back.
It is 6 bedrooms, 5 bathrooms, 6,000 square feet and it sits on a 72.5 x 195 foot lot.
Unfortunately, it has recently had a reno on the first and second floor. It is fine but it doesn't suit the house at all. This house had/has so much potential and I just don't understand a lot of what was done here.
The floors are different throughout and for some reason, they left the original floors in the office/homework room. But I suppose the floors could be resanded.
I can't talk about what has happened to those ceilings.
The beaver pelts throughout the house are kind of giving me the creeps.
I have no idea what is going on in the third floor. Is that a picnic set up in the middle of the floor of the pink room? It kind of looks like a shrine with those programs laid out.
And WHAT is going on in the yellow room?
The coach house is amazing but is not finished. It has been gutted and is waiting for a reno to create, as per the listing...'a perfect guest suite, a spoiled nanny’s quarters (not my words), a home office extraordinaire, or a personal fitness centre to rival a gym'.
How about a games room/party/entertainment area?
This house has a ton of potential but it still needs a lot of money to go into it. I would use some of it to find brick that matches the house to fix up the front steps. And maybe get a power washer to remove some of that moss growing on the stairs.
This house is listed at $4,495,000.
It will be tough sell, but if someone is for the commitment this house needs to make it what it could be, this house could be great.

UPDATE: as a commentor pointed out below, this house last sold in 2008 for $2,775,000.
