197 Victor Avenue - RIVERDALE

 According to the listing, this 3+1 bedroom, 2+1 bathroom semi on a 16.58 x 100 foot lot in Riverdale is owned by a designer.

What it doesn't mention is that it has been featured in a magazine.  Actually, I am just assuming it has been in a magazine because of pictures like this one...

That is kind of an odd listing photo!

I am guessing it was in Style at Home but I could be wrong.

Either way, this is a really nice house.  It is on a lane which isn't my favourite thing but there is a nice city yard and a garage.

It is a bright, move right in house that has been really well looked after.

But I am confused.  

It was first listed almost 2 weeks ago for $799,000.

Nine days later, they RAISED the price to $839,000.

It reminds me a bit of the house at 209 Pape Avenue in Leslieville.  It was also owned by a designer, and though it wasn't as fancy, it had a similar feel.

That house was a bit smaller and sold for $765,000.

It also reminds me of another Leslieville hosue at 178 Morse Street but that house was detached and it had 4 bedrooms (even though 2 of them were tiny). 

That house sold for $919,000. 

So, is this house worth $84,000 more than 209 Pape?  For many, the location is better being in Riverdale but the walk score isn't as great.

Is it worth $80,000 LESS than Morse?

It is a semi and it doesn't have the same walk score....

And there is that lane issue.

It is definitely worth more than Pape but, because of the number of rooms, the fact that it isn't detached, and the smaller bathroom, probably less than Morse.

Though I don't think the current asking is crazy, it might be a little high. It didn't sell at $799,000 for whatever reason....  

But compared to the other houses, it is worth more than the first asking price. 

I can't imagine this going for much less than its current ask...but perhaps $829,000 would make more sense.

It's the lane thing.
