31 Highview Crescent - REGAL HEIGHTS

I like this house.

It has 5+1 bedrooms, 5 bathrooms and it sits on a 26 x 118 foot lot with parking for 2 cars (though it looks like a shared drive).

It has a good living room, a good kitchen and dining room (with Pellegrino), there is a family room with a bathroom (not sure why the laundry is in there though).

The basement is done with a bar fridge full of Fanta and Heineken....the upstairs has good sized bedrooms, each room has a closet, the style of all the bathrooms is good, the master bathroom is really large....

I just can't get that toilet out of my head!

Why didn't they put the bathrub in front of the window, the sinks along one wall, and the shower and toilet on the other!!?!  I feel like they forgot the toilet and had to put it in at the last minute! 

Maybe it's just the picture.

Or maybe there were structural things that they had to work around and it does look like an after thought...They couldn't have meant to do that because otherwise, this house is great.

It kind of reminds me of what 46 Alberta in Wychwood could be with some work.  That house sold for $950,000.

This house is listed at $1,199,000.

It is going to go over.  It's not Wychwood or Hillcrest but it is still a good neighbourhood that is only going to see more improvements.  It's full of large homes that, if they haven't already been fixed up, will be fixed up sooner than later.

This house will probably sell closer to $1,250,000.

And if they find someone who doesn't care about that toilet, it might even go to $1,275,000.
