For the right buyer, this is a great house.

It is 3+1 bedrooms, 4 bathrooms on a 25.25 x 178.58 north facing lot.

It is a Shram home before they started doing the white and brown kitchens.  This kitchen isn't my style but it is not a cheap kitchen.

Thing is, it looks like every kitchen suppliers showroom. 

This house is big enough for a family and the garage and parking are ideal but there are a lot of changes that a young family would probably want to do to this house.

It is more for a couple with teenagers, or kids in their young 20s who still live at home sometimes, or empty nesters.

I think it is a great house.  It reminds me a bit of the house one street north at 18A Farnham.  That house recently sold for $2,100,000.  It had one less bedroom and it needed work but it had a 2 car garage and a better view of the city, at least from the 3rd floor.  This house doesn't have a third floor.

And with a price tag of $2,995,000, it might be a little high.

It has been listed for over a month. 

It will either sit for a while at this price or there will be a price drop soon.

By the way, what's up with the neighbour's back yard?  Are they mid-construction or is it always like that?  It's quite a contrast to the yard of this house!
