RELIST - 107 Marlborough Avenue - SUMMERHILL

This place has been listed for a long time.

It was first listed in May 2012 at $1,839,000 which was WAY too high.

I really like the look of the house, the location is great, there may or may not be parking, and it has a good south facing city garden....

But it is only 3 bedrooms.

I thought it was a $1,539,000 house tops.

It didn't sell and the price was dropped a week later to $1,799,999. 

Since that was only a $39,001 price drop, it didn't sell and they dropped the price again in July to $1,739,900.

Again no sale and it was taken off the market in October.  I thought it would come back on the market a week later at $1,699,999.

It came back on the market TWO weeks later at $1,689,000.

Still no sale so they dropped the price to $1,639,000.

This house was just relisted....

At $1,639,000.....for 3 bedrooms.

I still think the market is going to pay closer to $1,539,000.
