And it went for....

This row house at 46 Fermanagh Avenue, just done the street from my last post at 21 Fermanagh Avenue, is 3 bedrooms and 2 bathrooms on a 15 x 125 foot lot.

And it is done.

It was listed at $699,900.

I am not crazy about the kitchen backsplash and the basement bathroom could be updated but this house is definitley move right it.

Because it is done I thought this house would sell over, but since it is only 3 bedrooms and it is a row house, I thought it would sell closer to $783,000.  Maybe a little higher.

It sold a LOT higher.

This 3 bedroom row house just sold...

For $852,777.

Okay, now I think Roncesvalles is about to surpass Riverdale prices, if it hasn't already.

To all of those who bought in this neighbourhood 5+ years ago....Good move.
