17 Rebecca Street - TRINITY-BELLWOODS

When I first saw this house, it reminded me of the house around the corner at 91 Argyle Street that sold a few weeks ago.

It was listed at $549,900. It sold for $732,000.

That house was 3 bedrooms and 1 bathroom on a 14.75 x 125 foot lot versus the 2 bedrooms and 1 bathroom of this house. And this house is also on a smaller 14 x 57.25 foot lot.

But if you are looking for a condo alternative and don't have kids, or kids that need a lot of space to run around, does that really matter?

This is a really good house.

And that is quite a collection of LPs!

I am not sure how many people live here because there are 2 bikes but there is only 1 chair TOTAL in the living room.

Perhaps they don't want more furniture because they are just really into entertaining. And have lots of cocktail parties and listen to music while they cook dinner for friends (there is a collection of restaurant plates above the cupboards).

And during they day, the play Nintendo, read, and watch tv.

This all sounds pretty great to me!

Even without all the amazing stuff, there is a good feeling about this house like the Beaches house at 113 Willow Avenue that just sold for $531,000.

And though it doesn't have the concrete floors (which I love) or the high ceilings like the detached laneway house at 5 Miles Place that was listed at $649,000 and sold for $662,558, there is a similar feel here too. And this is in a more similar location than the Beaches house.

So, if the Beaches house sold for $531,000 and the Christie Pitts house sold for $662,558....

Is this house going to sell for ask?

It is listed at $599,900.

I think it will sell fast but I don't think it will go CRAZY over ask....but perhaps slightly over.

Though there is no parking, it is in a high demand area and it shows REALLY well.

I think it could sell for $613,000....maybe even up to $630,000.

But it is REALLY close to Ossington and that might put people off.

PS. Wonder what this house down the street looks like inside!?!
