262 Dovercourt Road - BEACONSFIELD VILLAGE

 This house probably doesn't look familiar from the outside but you will probably recognize the inside.

It was the most recent 'House of the Week' in the Globe and Mail but you wouldn't know it from the outside.  Looks like all the money to fix this place up went into the interior.

According to the French owner and architect of the house, 

Stéphane Chamard, this was done intentionally.  

As he stated in the Globe and Mail article about the house, 

“In France you don’t want to show off to the neighbours. You live inside but you don’t want the outside to be too flashy. The more discreet it is the better it is.”

Though I think it is beautiful with beautiful floors (herring bone would have been even better but those might be the original floors!), and I love the black, if you aren't into black and white, you won't be into this house.

No matter whether you are into the black or not, you have to admit that this house is pretty amazing.

 It's what the house in my last post at 662 Euclid Avenue could be if it was fixed up.  That house was listed at $1,349,000.  And though that house is probably a little overpriced, it was bigger and had parking.

This house is listed at $1,249,000.

It is on a smaller 25 x 100 foot lot than the Euclid house and has no parking.  Plus, it is on Dovercourt which is a busy street.

Yet, it is too hard to ignore the interior.

Even though this house is a semi, I think it will go higher than the detached that just sold around the corner at 9 Mackenzie Avenue.  That place was only a 3+1 bedroom, 3 bathroom though it was on a similar sized 19.87 x 100 foot lot.  But it had parking.  It sold for $1,299,000.

This house is 4 bedrooms and 3 bathrooms and it is done.  It's hard to tell the state of the windows but if those weren't fixed up so as not to show off to the neighbours, that could be a costly fix.

One reader who went to the open house said that the third floor isn't completely done either.   And the kitchen, though amazing, doesn't look like it has super fancy cabinets but that is part of the charm for me.

It also looks like this house probably wasn't a back to the studs reno but I could be wrong.

Regardless of the the windows, the kitchen, the traffic, the parking, or the third floor, there is a person out there who is looking in this neighbourhood for this exact style and I think the 'issues' will be easily overlooked.

I think this house is going WAY over ask.

Probably closer to $1,400,000.....

This one is going to be interesting.
