304 Woodfield Road - GREENWOOD-COXWELL (click to see full post)
This is a 3 bedroom, 2 bathroom semi on a 16.52 x 100 foot lot with one parking spot located a little up the street from my earlier post at 291 Woodfield Road.
The lot isn't super deep but it is done and tidy with a good sized deck, a patio, and grass for kids.
The inside of the house is bright. I am not crazy about the floor colour but I feel like a different paint on the walls might tone down the orange. Or maybe it isn't as orange in real life?
The kitchen is definitely livable but could benefit from a redo at some point (doesn't have to be fancy) and perhaps a sliding door or french doors to open the space up to the backyard.
Upstairs has wall-to-wall carpeting which some people aren't into but it looks new, and in a house like this, it is a good for sound.
There is no fitting a king in that master bedroom as it is now but perhaps that back wall could be made to be flush with storage behind or something. Then a king would fit there if you really needed a king...
And speaking of the master, this is very sweet....
But sweet has never really been my thing.
If I were to use words as art on a wall, this would be more my style....
And...
This house is listed at $539,000.
It is well taken care of, it has parking, the basement is finished with another full bathroom, the backyard is good (great if you compare it to 291 Woodfield!). Sure, the kitchen isn't as new as 291 Woodfield but I would say that is a good thing. Clean slate. And if you wanted to stick with the words on a wall thing, you could go with a kitchen like this....
Ok...perhaps that is sweet.
This house won't sit for long and it will go over asking.
I'm going to go with $605,000 ...
maybe $613,000!!
Even without the new kitchen, this house is easily worth $30,000 more than the house down the street.
