There are no interior pictures for this 4 bedroom, 3 bathroom house on a 33 x 106 foot lot but my guess is that it won't sit for long.
It is listed at $1,200,000 so it probably needs some work but it looks like a pretty solid house from the outside and it is a good lot with parking for 3 cars.
And it will probably be competition for the house at 109 Farnham Avenue that has no parking and is listed at $1,295,000.
The location is a little different but not that far apart.
This house is close to Avenue but is not a on busy street like Farnham. This house isn't as close to a subway but there is the Avenue bus and Yonge Street really isn't that far away.
This will sell fast.
I don't love it as much as the house at 52 Poplar Plains Road that sold for $1,850,000, but it is still a good house.
It's also not as big as the house at 50 Poplar Plains Crescent down the street that sold for $1,450,000 but it has a better lot that isn't all wooded 'reverse ravine'....
I am guessing with the price that this is a gutter (though those lights in the living room might indicate othewise). And with a good reno, this could be an at least $1.8 house....
I am guessing this will probably sell closer to $1,350,000....but it's hard to tell without seeing the interior.
