899 Dundas Street West - TRINITY-BELLWOODS

Last week, I posted a house at 44 Walker Avenue in Summerhill.

It had a unique style with a great kitchen and an amazing glass wall.

Turns out, this live/work building in Trinity-Bellwoods that I have been wanting to post since last week is also designed by the same architect, Kohn Shnier (thanks to the reader for sending that in!).

Currently, the first floor of this listing is the home to Kia Waese's clothing shop, R.A.D., and the upstairs is the home she shares with her artist/contractor/software programmer (this guy does a lot of stuff!) husband, Jerry Waese.

And as he is a contractor (though Martin Kohn was the architect) Jerry did all the construction for the space.

It is 2 bedrooms, 3 bathrooms and it sits on a 22.75 x 53.50 foot lot with 1 carport spot.

The price is $1,869,000.

Considering that the Churrasco building at 839 College Street with a smaller 2 bedroom apartment sold for $1,590,000, this might be priced a little high.

The building itself is by FAR the better building but the location isn't as busy (for now), the retail space is smaller (but doesn't need any work), and the rooftop outdoor space that is accessed by a ladder might not be for everyone.

But the living space is amazing.

I don't think this will sit for long but I don't think it will sell quite at list.

But probably not that far off.
