422 Sackville Street - CABBAGETOWN

This 3 bedroom, 1 bathroom house on an 18.5 x 99.42 foot lot in Cabbagetown but not be huge but it shows REALLY well.

To creat a family room, the dining table was moved to the bay window at the front of the house which I kind of like.  But if you aren't into that, you could move the living room to the traditional spot and it looks like there is room for a dining table where the fig tree is.

But I do like how they have done the layout here.

If you aren't into grass cloth, you might not like the kitchen/family room but I love it.  The camel colour is a bit shocking after the white living room but it probably isn't that dark in real life.  And it makes the room really cozy.

And I love the brown bedroom!

It looks like the 3rd bedroom was made into an ensuite office sort of thing so the house right now is only 2 bedrooms but you could easily convert that back to a bedroom...assuming there is another door in the brown room.

The floors on the first floor look new but I think the second floor has the pine subfloors as the hardwood and I really like the look.

The washroom is a good size, the backyard is a good size with a great stone patio, there is parking for 1 car....the basement isn't finished but is 'high and dry' and the third floor has been roughed in with plumbing and electrical.

Basically, this house is going over asking.

It is listed at $875,000

Just last week I posted a semi around the corner at 358 Sumach Street that listed at $899,000.  And though it was larger, it needed a pretty serious reno.

It sold for $1,037,000.

And there was the house at 20 Metcalfe Street that also needed work and it sold for $940,000.

So....yeah.

This house is going over.

And I think it's going over a million.

With another $150,000 to finish the basement and third floor, this could be amazing 4+1 bedroom, 3 bathrooms house.

I think this will sell for $1,013,000...maybe even $1,024,422!
