SOLD - 69 Galley Avenue - RONCESVALLES
Four days ago, a reader (thanks J!) sent in this listing.
It is a 3 bedroom, 4 bathroom flip and was last listed just under a year ago for $599,000.
According to the reader who sent it in, it used to be an 'unconfirmed' crack house and had gone through a fire.
This is the listing from last year....
It doesn't say anything about crack or a fire but it doesn't really matter.
This house was gutted.
And they did a really good job.
They did a lot of work. I think some of the bathrooms are IKEA but the master bathroom has custom walnut. And the basement looks like it has been dug out and it also has a nice walnut cabinet as well as the 2 walnut built-ins in the living room.
Not sure about the kitchen being IKEA or not but it still looks great. I am not sure if that eating bar will ever get used but it looks nice.
There is that mudroom to the backyard... there is a garage.....
There is something about it that reminds me of the smaller and less fancy house at 9 Boston Avenue in Leslieville that sold for $835,000.
And even though the offer date isn't until tomorrow for this house, according to another reader (thanks P!) who emailed me today, this house sold yesterday in a bully bid before the offer date.
It was listed at $999,000.
According to the reader, this house sold for....
$1,150,000.
But according to MLS, this house actually sold for $1,100,000.
If they had gone to offer night, do you think this would have sold for higher?
It is a really good reno and flip but it is only 3 bedrooms....and regardless of the nice walnut built-ins, that match stick railing is the first thing you notice when you walk in the house.
But it is still a good house.
P.S. Pellegrino!
