65 Harrison Street - TRINITY-BELLWOODS/LITTLE ITALY

This is a really good 3 bedroom, 1 bathroom house on a 21.08 x 70 foot lot.

It isn't the most beautiful house from the front (though a not-bright-white door would make a big difference as would darker trim for the windows and porch) but it has a garage and another parking spot in a good neighbourhood.

The backyard isn't huge, or super private but it is south facing and gets lots of sun.

Inside, the fireplace is kind of ugly but could be painted. The kitchen is old but looks like it is more than workable. Same thing with the washroom. The floors are in good shape, the ceilings are popcorn ceilings but I could live with that, the windows are new except for the stained glass. But at least they aren't phallic like the stained glass windows in the house at 42 Heydon Park Road that I just posted yesterday.

Actually, this house is a lot like that house in style and layout.

But this house isn't detached.

And it is listed way lower at $649,000.

Sure, it would need $150,000 to get to the same shape as Heydon Park but it is still a lot less.

Heydon Park sold for $910,000 and it didn't have parking.

So, is this going to go near ask or over?

I think it will go over. Probably closer to $725,000. Even though the basement isn't finished, the 2 car parking is a BIG plus.

And if you are thinking to yourself that there is something VERY familiar about this house...it's the staging.

It's the same staging as the houses done by the Cornish Flippers.
