Unlike the duplex down the street at 92 Givins Street, this is a legal (I assume because they didn't state otherwise) triplex.
And as you can see from these pictures, renters and agents CAN do a quick tidy that can make a huge difference to the listing. Those kids toys look a LOT better on the table rather than on the middle of the living room floor...
92 Givins was on a similar sized lot but it was a little deeper. Once tidied, probably would have looked like it was in similar shape, but it was only 2 units versus 3
That house was listed at $959,000. It sold in 10 days for $###,###.
This house on the other hand was listed at $1,194,900.
It sold in 5 days...
For $1,178,000.
That is a $###,### difference!!!
Sure, it is legal triplex with an extra unit and doesn't sit on an alley....
But ummm, for that amount of a dollar difference...
It might have been worth 'encouraging' those renters to tidy at 92 Givins with a C note or two, if you know what I mean.
