There was a LOT of potential for this place!
This is a 5 bedroom, 4 bathroom flip on a 35 x 85.71 foot lot in High Park/Roncesvalles.
It was listed a year ago when it looked like this...
Though I am sure it sold much higher, the asking price was $789,000.
They got rid of that green on the outside...
Except for this part on the garage...
But, for some reason, they kept the green thing going on the inside. The kitchen is green, the door is green, the vases are all green, the pillows are green, the pots in the back are green.
It's a lot of green.
I actually don't mind the green kitchen, but there are just somethings off with this flip.
Things like that back door. That back door in the kitchen should have been replaced. And the third floor windows and even all the other windows at the back.
They probably added those skylights which is great on the top of the stairs, and that third floor bathroom is probably new as are all the floors.
But why didn't they finish the ceiling in the basement. I'm good with the exposed brick post but that ceiling just looks undone, like the garage window.
Which makes you wonder what else is undone in this flip.
Not very comforting, especially with an asking price of $1,395,000!!!
But when houses that need work like the one at 207 Grenadier Road, just one street south, are selling for $1,345,000, that price doesn't seem so crazy!
It's just that things are undone.
This house has been on the market for almost 2 months.
Perhaps if they get a new door, maybe some new windows for a few thousand dollars, and finished painting the garage, it might help.
But that backyard (and don't get me started on the fireplace) is not a $1.4 yard. That will be a problem.
This house will see a drop soon.
