45 Russell Hill Road - FOREST HILL
This is a 6 bedroom, 5 bathroom house on a 75 x 213 foot lot with a 4 car garage and 6 more parking spots in South Hill.
It has been completely renovated and actually reminds me of what 4 Wychwood Park Road could be with a ton of work...
Kind of.
This is clearly a bigger house with a better lot and it is done.
And it is a really great house. I don't love all of it but it is a great house.
And if you are the kid who lives in this room...
You probably don't care what is going on in the rest of the house!
What I don't love about it is the first floor layout looks a little wonky. There is no floor plan so it is hard to figure it out but it seems weird. The way the living room and dining room are makes it seem like they belong in a smaller house, as does that stair case and the front entry. That looks like more of a mudroom than a front entry.
I am not crazy about the backyard being on a hill but there is space for a deck and trampoline.
Many of the finishes aren't what I expected like the bathrooms. And things like the fact that this whole toilet situation could have been a little more private and unexposed...
Are kind of throwing me off.
Basically, I like this house, it feels like a great family home, but I don't find it overwhelming. Considering what it could be, there is just something a might 'meh' about it.
And for $4,788,000!?!
Do you want 'meh'!?!
Houses on this street on this side don't come on the market very often though. It won't sit for long but I am not sure it will sell for asking.
Then again, the house at 5 Millbank Avenue in Forest Hill did sell for $6,175,000!!
And I would choose this house over Millbank anyday.
