75 Bertmount Avenue - LESLIEVILLE
This is a great 2+1 bedroom, 2 bathroom semi on a 20 x 80 foot lot with 1 parking spot.
It isn't huge but it is very well taken care of and it shows REALLY well.
It's bright, it has a good basement with a walk out, which I don't normally like but it works here, the yard isn't huge but is a big enough and probably gets a lot of sun.
It is also down the street from a similar looking house at 41 Bertmount Avenue and the 'doll' house...
Or whatever it is called.
41 Bertmount is a 3 bedroom house that could use some work in the kitchen and perhaps some primer, a LOT of primer, but it didn't show nearly as well as this house does.
That house sold in 3 days for $725,000.
This house is listed higher at $799,000.
Considering that this is only 2 bedrooms, is that too high?
I don't think so. It has a similar feel to the 2 bedroom at 31 Millbrook Crescent in Riverdale that sold for $875,000.
I don't think this will go that high but it might get close.
Perhaps $835,000.
It's a pretty good looking house.
And like the house at 323 Leslie Street (which has apparently sold but I am not sure of the price yet) that had the listing video with great music, this one has the same...
