I was completely off on this one.

This 3+1 bedroom, 3 bathroom semi on a 25.42 x 114.83 foot lot at 66 Pricefield Road in Rosedale was listed last week.

Sure, it is in a great location in Rosedale/Summerhill, just steps to Yonge, but it is TIRED.  It needs a lot of work.

And it is only 3 bedrooms.

So, when it was listed at $1,550,000, I thought it was too high and might even see a drop.

I was WAY off.  

This place sold in 3 days...

For $1,625,000.

And for those who were wondering about the parking situation...

There is a spot but it's IN the backyard!!!!

Sure, this could be a move right in house but after spending that amount of money?  They are probably going to do some work.

And is this a $2.1 house once the walls are fixed, the washrooms are done, the kitchen is updated, trees are planted to create some privacy between the street, the park, and the apartment buildings, not to mention perhaps the installation of a beam or 2, and perhaps a garage!?!

I don't think so, but someone (or 3) liked it!!!
