And it went for....

Last week, I posted this 3 bedroom (though it is currently set up as 2), 4 bathroom town house on a 32.17 x 80.33 foot lot at 23 Clarendon Avenue in South Hill.

It had last been listed in 2010 for $939,000 and has since had a full renovation.

I felt it was more of a retired or downsizing couple's house than a family house, especially since Scaramouche played so prominently in the listing description.  At least that is what stood out to me!

I thought they did a really great job with the renovation but the house itself is not big.  It kind of reminds me of a small version of 75 South Drive in Rosedale from the outside.

So, when it was listed at $1,995,000, I wavered about whether it was too high, or was it going to go over.

I only thought it would sell for list if they found the right buyer, which I thought they would....

They clearly found the buyer (but only one) because this house sold...

For $1,950,000.

Or 98% of list.
