24 Afton Avenue - BEACONSFIELD VILLAGE (UPDATE)

 This house isn't sitting for long.

It is a 3 bedroom, 2 bathoom row house on a 13.58 x 70 foot lot.

Even though it is a row house, it feels bright.  It isn't exactly a huge lot but it still feels spacious.  And there is a  partially finished basement with good ceiling height and a bathroom if you are looking for more space.

Most of the house, except for the floors, perhaps the windows, and the basement have been updated.  But nothing needs to be done.

 The kitchen is good.  I am not sure if the counters are laminate or not, if they are Caesarstone or Silestone, I would leave them.  If they are laminate, perhaps a white marble would fancy it up a bit for not a huge cost. 

The bathroom on the second floor isn't big (by any means) but it looks new.   The painted subfloors throughout the second floor might not be for everyone, but I like how it brightens up the space.  And those closet in the bedrooms are coming with the house in case you were worried about storage.  

And not only are the current owners Google Streetview Car wavers (well, at least one of them)....

They are even giving us one of these!!!

This is a move right in house with a great feel that doesn't seem to need any immediate work.

It is listed at $649,000.

Because there is no parking, it's a row house, and the lot is small, I would think this wouldn't go over $700,000.

 But I am still feeling $719,000...if not $729,000.*

It just shows really well and has a really good feel.

Plus, it has Pellegrino.

*UPDATE:  WAIT...Based on the 3 bedroom, 1 bathroom semi at 20 Mackenzie Crescent that also didn't have parking but was more up to date and sold for $836,000, and the narrow 3 bedroom, 2 bathroom semi at 75 Mackenzie Crescent that was listed at $729,000 and sold for $781,000...

This could sell for $769,000.
