91 Ashdale Avenue - LESLIEVILLE
I used the street view photo of this house because the listing photo below wasn't so great...
Maybe they didn't want the empty beer cases in the window to be in the listing, but even with those, at least the street view doesn't make look so much like a shack.
Actually, this is 2+1 bedrooms, 2 bathrooms bungalow on a 25 x 121 foot lot.
It has a garage in the back with baseboard heating that has been turned into an office (and could be worth $165,000 alone!).
It has a basement that is partially finished (though the ceiling height looks quite low).
And I really like the style of the inside.
But those aren't real Serge Mouille lights, are they!?!
This is a unique house. The kitchen might be a little rougher around the edges but it is a good size. But I don't see a dishwasher. That's not good.
Still, I really like this house.
It might be worth getting rid of that back bedroom and opening up the back to bring in more light, but I still love it as it is.
Too bad they left the plunger in the bathroom though...
Plumbing problems?
Though this house isn't as bright, it reminds me of the 2 bedroom, 1 bathroom house at 113 Willow Avenue in the Beaches that also didn't have parking. It sold for $531,000.
This house is listed at $569,000.
Probably too much to be sold as a teardown and replaced with something like the house down the street at 124 Ashdale Avenue that recently sold for $1,045,000.
But still a pretty good condo alternative with an at home office!
Becuase of the no dishwasher issue and that plunger, I would think this place would sell closer to list.
But I feel like someone is going to LOVE this and pay in the low 6s.
Maybe around $613,000.
That backyard and office kind of seal the deal.
Not to mention those light fixtures are coming with the house!!!
