18A Heathdale Road - HUMEWOOD
This is a 4+1 bedroom, 5 bathroom new build on a 46 x 175 foot lot.
Is it me or does it look a lot narrower than 46 feet?
Here is the house 2 years ago, 10 months after it had been listed for $1,495,000.
According to the first reader who sent this in (thanks A!), it sold around $1,300,000.
It is a good new build. So new that the fire alarms still have the covers on them and some electrical sockets still don't have the covers on them.
But it is staged.
Though I don't love the staging, it isn't the worst though I am not a fan of the bedding. It looks messy, and when it is the only thing in the room, that isn't always the best thing.
The first thing I thought of when I saw that shared bath with the odd toilet placement was this...
With such a big house, I find it odd that there is a shared bath.
Otherwise, if this is your style and you are good with the abundance of pot lights (there are 25 in the living room alone!) that will probably heat your house without the need for a furnace, and you are good with the location (I said it was in Humewood but it is in the Cedarvale PS district.)...
This is a good house.
But is it a $2,998,000 house?
I don't think so.
It does have more bedrooms than the house at 289 Chaplin Crescent that is overpriced and listed at $3,699,000, but I prefer the style of that house. And the location is arguably better, even if it is on a fairly busy street.
So, what's my guess on what this house will sell for?
$2,599,000
....maybe $2,650,000.
But not $3,000,000.
