137 Galley Avenue - RONCESVALLES
If this house looks familiar, it's because it is located right next door to the 3 bedroom, 4 bathroom house at 139 Galley Avenue that has been listed for a month.
It has had more work done to it than this house, but I find the layout of this house works better. And it feels bigger.
That house was first listed at $1,199,000.
I thought it was a little high but could sell for $1,165,000.
Especially considering that the slightly bigger, 6 bedroom house across the street at 144 Galley Avenue that could use work sold for $1,023,000 in February.
The house next door at 139 Galley never sold and the price was dropped last week to $1,149,000.
Like 139 Galley, this house is also a 3 bedroom, 4 bathroom (though I only count 2) house on a 20 x 128 foot lot.
And as I mentioned, it hasn't had as much work done, but there isn't a huge difference.
Actually, I prefer the layout of this house but I don't understand that mudroom/bathroom hallway thing. Perhaps that could be opened up.
And maybe a dormer could be added on the third floor to create a master bathrom and master bedroom suite.
And to get to the same state as 139, the basement would have to be finished as well.
So, though it seems like they are trying to low ball the neighbour's listing with an $899,000 asking price, it will probably take almost $200,000 to get to the same state.
But it's done the way you like it.
I think this house will sell fast and perhaps a little over ask.
Maybe somewhere around $935,000.
If the 3 bedroom semi that was a full gut and flip at 69 Galley can sell for $1,100,000.....
