648 Oriole Parkway - YONGE AND EGLINTON
There is something about this 3 bedroom, 2 bathroom house that reminds me of the house at 113 Inglewood Drive...
This house isn't nearly as big and definitely not as done and in good shape as the Inglewood house. It just kind of has a similar feel. Maybe it's just the layout.
The Inglewood house sold for $2,075,000.
This house is listed at $995,000.
If it weren't for the teardown just down the street at 682 Oriole Parkway that just sold for $961,000, one might think this was high.
But compared to 682 Oriole, this house is on a wider 29.25 x 114 foot lot but part of that is shared drive. And unlike 682, this house is actually kind of charming and definitely liveable.
As Buzz Buzz Home co-founder, Matthew Slutsky, who was house hunting 2 years ago only to move in across the street from the house at 110 Benson Avenue, mentioned in this online discussion about this house when it was listed in 2011 for $779,000...
While the pictures make it look grande, it is really small. In fact, one of our biggest issues is that it would be great to have one child, but would be really tough to have a second child in. The house is too small, and the kids bedrooms are too small. What do I mean about this pictures? Just look at this amazing grande room on the main floor (below). Yes, it is amazing, but way oversized for the actual house.
I completely agree.
Plus, the outside of this house has seen better days.
I think this will sell fast but not at ask. Probably somewhere closer to what 682 sold for. And possibly as a teardown too.
Then again, it is a very charming house and with a little fix up on that stucco and some new paint...
This place could be pretty great.
If this is selling as a tear down, I would say this is selling somewhere closer to $965,000.
But if it is staying as is, crazy as it sounds, there is something nagging at the back of my head saying this is going for $1,025,000.
