74 Elm Avenue - ROSEDALE
Last April, I posted this house at 74 Elm Avenue.
This is what it looked like (click the link above to see the interior photos)...
It was a 3 bedroom, 3 bathroom house on a 34.5 x 124 foot lot in South Rosedale.
It was listed at $1,649,000. I thought it was $100,000 over. And guess what! It sold for $1,550,000.
It has been gutted and a big addition was added at the back.
But, for some weird reason, this house is still 3 bedrooms.
Actually, it's 3+1 bedrooms, but it has 6 bathrooms(?).
I can't tell if I like that island. Actually, just looked at the view from the family room, nope, don't like it. I find it a little dinky for the space. And I am not a fan of those cabinets on the wall on either side of the fan. I really would have preferred either open shelving or no shelving there. But then it would be all fan...
And on this lot, with a small pea gravel yard (why!), I don't really get those windows. At the house at 44 Walker Avenue in Summerhill that has a huge, lush back yard, sure. But here? Where it looks at the back of another house? Don't really get it.
The basement? It's big, it's open, it's a lot of concrete.
And I am not commenting on the Dirty Dancing thing. Dirty Dancing makes me crazy.
So....what is this still 3 bedroom house listed at, you ask?
$2,900,000.
I think it is too high but it is hard to tell having not seen the bedrooms or bathrooms.
But still. It's too high.
