AND IT WENT FOR - 139 Galley Avenue - RONCESVALLES

I first posted this 3 bedroom, 4 bathroom house on a 20 x 128 foot lot at 139 Galley Avenue in Roncesvalles a month ago.

It's a good house and has been completely renovated, but the reno isn't brand new and there were quirks.

I thought the closet in the front hall and the fireplace thing-y took up too much space in the room.  And I was a little confused about what was going on in the third floor.

It was listed at $1,199,000 which I thought was high.  I thought it would sell fast but closer to $1,165,000.

It never sold and the price was dropped last week to $1,149,000.

Then yesterday, I posted a the house that is located to the left of this house in the picture above.  That house at 137 Galley Avenue was listed at the end of last week for $899,000.  It too is 3 bedrooms and 4 bathrooms (though I only count 2), but the basement isn't finished and the kitchen could use some work.

I thought it was possible to bring the state of that house up to the state of this house with $200,000, but it could go up to $250,000.   Assuming 137 woud go for asking, it would bring it to the same cost as the asking price for this house.

Then 137 would be exactly what you wanted and this house would still need changes (which is why I think it will sell for $935,000).

But I still thought the price for this house was good, if not a little low at $1,149,000.

It just sold...

For $1,145,000.

A little less than I thought, but considering what the neighbour could be with the same amount of money, probably the right price.
