PRICE DROP #5 - 33 Lowther Avenue - ANNEX

As I mentioned in my last post about this 3 bedroom, 4 bathroom semi on a 23.79 x 138.25 foot lot at 33 Lowther Avenue in the Annex, it has been listed on and off for over a year and a bit.

Here is the price history:

May 2008                     $2,800,000

February 2009              $2,749,000

May 2009                     $2,495,000

May 2010                     $2,595,000

June 2010                     $2,395,000

September 2011           $2,479,000

September 2011           $2,300,000 *SOLD* 

May 2012                     $4,200,000

October 2012               $3,999,000

February 2013             $3,738,000

April 2013                     $3,195,000

June 2013                      $2,999,900

September                     $3,400,000

October 2013                 $3,195,000

As you can see, it sold 2 years ago for $2,300,000.

It was listed again in May 2012 with what appeared to be no changes for $4,200,0000.  

A $1.9 Million increase!?!

Insane.

I thought it was more of a $2,800,000 house.

By the time I posted the first price drop in October 2012, a reader had pointed out that a pool, a patio, and a rooftop deck were added....

But I thought it was still a $2.8 house.

By June 2013, when the price had been reduced to $2,999,900, I thought they were on the right track.  But it never sold, and instead of another decrease...

They INCREASED it to $3,400,000.

I compared it to someone not wanting to share their ice cream.

I mean, if you don't want to actually sell your house, why bother listing it (or giving your girlfriend a spoon)!?!

By October, the price was decreased again to $3,195,000...

Still no sale and the price has been dropped again.

Now, the new price is $3,150,000....

Or $950,000 for a pool, a patio, and a rooftop deck!

So, yeah.

Still too high.

But getting closer!
